How to Become a Real Estate Agent in Tennessee

If you're considering starting a real estate career in Nashville, Memphis, Knoxville, Chattanooga, Clarksville, or any other city in the state, you'll need to earn a Tennessee real estate license. To earn your real estate license in Tennessee, you must be at least 18 years of age, complete 60 hours of required education, pass the Tennessee affiliate broker exam, complete the Tennessee 30-hour new affiliates course, and apply for your license. While the process to become a real estate agent is similar in most states, each state has unique steps that must be adhered to.

The five steps to becoming a Tennessee real estate agent are as follows:

Step 1: Be at Least 18 Years of Age

You must be 18 years of age, a US citizen or lawfully admitted alien, and have a high school degree or equivalent.

Step 2: Complete the Tennessee 60-Hour Real Estate Principles Course

Affiliate Broker applicants must successfully complete the required 60-hour Real Estate Principles Course before they register to take the state licensing examination.

Step 3: Register and Take the Tennessee Affiliate Broker Licensing Exam

You will register for the Affiliate Broker’s exam with the exam provider, PSI Exams. To register for the exam, you'll first need the school you used to complete your education to send verification documentation to PSI. You can't register for the examination until the school has provided that education proof.

This process takes about 4 weeks. After your school has submitted your file to PSI, please log onto the PSI website or call 1-855-340- 3710 to pay and schedule for your examination.

Step 4: Complete the Tennessee 30-Hour Course for New Affiliates

Successfully complete the Tennessee 30-Hour Course for New Affiliates. The Tennessee Real Estate Commission (TREC) requires you to successfully complete this course prior to applying for an affiliate broker license. This course provides you with ongoing knowledge that will assist in your success as a real estate professional. Step 5: Apply for Your License

You will need to submit an application with a photo (the testing center will provide this upon successful completion of the Tennessee Affiliate Broker Licensing Exam) to the Tennessee Real Estate Commission. Application forms and other information can be found on TREC's website.
