Broker Pre Licensing Education Requirements

  • Be 18 years or older
  • Provide proof of high school diploma or equivalent
  • Successfully complete 90 hours of education within 2 years before applying for exam. Education must include:
    • 60-Hour Real Estate Fundamentals course
    • 30-Hour Real Estate Practices course
  • Submit Criminal history questions and provide documents if necessary
  • Submit fingerprints for a background check when applying for initial licensure, as well as every 6 years afterward.
  • Before scheduling exam, you must register as a student with PSI Testing Excellence before you complete your course. Select "Washington" in the Student User section and follow the registration instructions. If you're applying for your first broker license, your school will send your course completions to PSI to finish your registration. PSI will notify you when you're eligible to schedule your exam.
  • Students will need to use School Code to register under Kaplan Real estate (Previously Brightwood Career) S1401
  • Pass Broker’s Exam

Managing Broker Pre Licensing Education Requirements

  • Be 18 years or older
  • Provide proof of high school diploma or equivalent
  • Have at least 3 years full time experience as an active real estate Broker or other qualifying experience as described in WAC 308-124A-713
  • Successfully complete 90 hours of education within 3 years before applying for the exam. Education must include:
    • 30 hours of Brokerage Management
    • 30 hours of Business Management
    • 30 hours of Advanced Real Estate Law
  • Submit Criminal history questions and provide documents if needed
  • Applicants school must provide course completion information to AMP before ability to schedule exam. If applicant is not registered as a user on AMP website, provide registration instructions above.
  • Pass the Managing Broker’s Exam

Broker First Renewal Continuing Education Requirements

  • Licenses expire every two years
  • Applicants are able to renew 120 days before expiration of license
  • Must complete at least 90 hours of continuing education, including:
    • Once you've taken the initial 6-hour course, you must take the 3-hour Washington Real Estate Fair Housing course each time you renew.
  • Renewals can be done by mailing in paperwork or using online services

Broker Subsequent Renewal Continuing Education Requirements

  • You must complete at least 30 hours, including:
    • 3-hour Current Issues in Washington Residential Real Estate Course
    • At least 27 hours of other approved continuing education
  • You must complete at least 15 hours within 24 months of your renewal date.
  • You may also use up to 15 hours of continuing education that you've completed within 48 months of your renewal date, as long as you haven't used those hours to qualify for a previous renewal.
  • If you haven't taken the initial 6-hour Washington Real Estate Fair Housing course, you must take it first.
    • Once you've taken the initial 6-hour course, you must take the 3-hour Washington Real Estate Fair Housing course each time you renew.
  • Renewals are every two years from the date of issuance
  • Applicants may renew up to 120 days before expiration of license

Managing Broker Continuing Education Requirements

  • Must complete 30 hours of continuing education, including:
    • 3 hours: Current Issues in Washington Residential Real Estate Course
    • At least 27 hours: Other approved continuing education
  • Must complete at least 15 hours within 24 months of your renewal date.
  • May also use up to 15 hours of continuing education completed within 48 months of renewal date, as long as you haven't used those hours to qualify for a previous renewal.
  • Must start any continuing education courses after obtaining managing broker license.
  • If you haven't taken the initial 6-hour Washington Real Estate Fair Housing course, you must take it first.
  • Once you've taken the initial 6-hour course, you must take the 3-hour Washington Real Estate Fair Housing course each time you renew.
  • You won’t need to provide proof of your education unless your renewal notice states you've been chosen for an audit.
  • You must renew your fingerprint-based background check results every 6 years
Exam Provider Information
  • Before scheduling exam, you must register as a student with PSI Testing Excellence before you complete your course. Select "Washington" in the Student User section and follow the registration instructions. If you're applying for your first broker license, your school will send your course completions to PSI to finish your registration. PSI will notify you when you're eligible to schedule your exam.
  • Schedule your state exam with PSI. 
    • Schedule your exam online - You can schedule your exam online with PSI. Choose the following options on their website:
      • Real Estate
      • Washington Real Estate Examination Program
      • Select the correct exam for you:
        • Broker Examination (Choose this option after PSI notifies you that you're ready to take the exam.)
        • Broker Reciprocity Examination (Choose this option if we approved you to take the reciprocity exam.)
      • Once you've entered the correct options, select "Register for this exam".
    • Schedule your exam by phone - Call 855-746-8168 to schedule your exam by phone.
  • Once you have completed both of your prelicensing courses, “Washington 60-Hour Real Estate Fundamentals” and “Washington Real Estate Practices: 30-Hour Broker Prelicensing”, Kaplan may report your course completions to PSI. Once PSI receives these records, you will receive an email confirmation from PSI to schedule and pay for the examination. You must successfully complete BOTH courses before Kaplan may report your completions to PSI
  • Suggested to bring to testing site:
    • 2 current forms of identification, one to include a picture.
