Florida Home Inspection Licensing Requirements

Requirements to obtain a Home Inspector License:

1. Be at least 18 years old
2. Receive approval of your state application
3. Complete a state approved 120-hour course
4. Pass a state examination 
5. Have a United States Social Security Number 
6. Have general liability insurance in the amount of $300,000

State Application and Testing Process

1. Complete the 120-hour Licensing Course

• Completion slips are issued upon completion of the course. You must include your completion slip with your state application.

2. Fill out State Application

• You can submit the application in two ways:
  • Online: Department of Business and Professional Regulation
  • Mail:  Download and print the application
• You must submit evidence of successful completion of the required education with your application.  It will take 6-8 weeks on average for the state to process and approve your application.

3. Submit Fingerprints 

• Appointments are scheduled with the state testing vendor, Pearson Vue.  This can be done online or by calling (877) 238-8232.
• Schedule fingerprint appointment online. 

4. Pass the State Exam 

• Before you can take your state exam, the state must approve your application for licensure.
• Home inspector examinations are provided by nationally recognized entities approved by the Florida Department of Business and Professional Regulation. Click here for details.
