How to Become a Real Estate Agent in South Dakota

If you're considering starting a real estate career in South Dakota, it doesn’t matter if you’re in Sioux Falls, Rapid City, Aberdeen, Brookings, or any other city in the state, you'll need to earn a South Dakota real estate license. 

While the process to become a real estate agent is similar in most states, each state has unique steps and licensing requirements that must be followed. The five steps to becoming a South Dakota real estate agent are as follows:

Step 1: Be at Least 18 Years of Age

In addition to being at least 18 years of age, you must also be a U.S. citizen or a lawfully admitted resident alien and be a resident of South Dakota.

Step 2: Complete Your Required Real Estate Education in South Dakota

The South Dakota Real Estate Commission requires you, as a broker associate applicant, to complete 116 hours of real estate education.

Step 3: Pass a Background Check

In addition to passing a background check, you will also need to submit your fingerprints to the state of South Dakota.

Step 4: Take the South Dakota Real Estate Broker Associate Licensing Exam

After you complete your required education, you can apply to take the State and National real estate licensing exam. To schedule your real estate exam in South Dakota, please visit the PSI website

Step 5: Submit Application for Real Estate Licensure in South Dakota

To sell real estate in South Dakota, you’ll need to submit an application to be approved for licensure and include a signed request from a Supervising Real Estate Broker in your application. 

Continuing Education Requirements for Real Estate Agents in South Dakota

After becoming a real estate agent in South Dakota you will need to maintain your license by completing 60 hours of real estate continuing education credits within two cycles of renewal. This requirement is divided into two post-license periods: Postlicense Period 1 and Postlicense Period 2. 


Postlicense Period 1 begins when you receive your initial real estate license in South Dakota and must be completed between the current license year and the following license year. 

Postlicense Period 2 starts on January 1st of the year after you complete Postlicense Period 1. This second period must be completed within the following two license cycles. 

During Postlicense Period 2, you must complete an additional 30 hours of required education, covering topics such as real estate contracts, real estate license law, fair housing, ethics, environmental issues, antitrust, the Americans with Disabilities Act, and brokerage services.
