- Course 2: Wisconsin Real Estate Case Law and Legal Updates Online Video Course (3-Credit Hours): Review disciplinary proceedings and actions set forth by the Wisconsin Department of Safety and Professional Services (DSPS), NAR’s Pathways to Professionalism, new and revised Wisconsin real estate statutes and administrative codes, and case law relevant to licensing law, land use, and general real estate. This course includes the following mandatory topics: Wisconsin Department of Safety and Professional Services Disciplinary Actions (1 Credit-Hour), Wisconsin Legislative Updates Related to Real Estate (1 Credit-Hour), and Wisconsin Real Estate Case Law Update (1 Credit-Hour).
- Course 3: Wisconsin Real Estate Contingencies and Cancellations Online Video Course (3-Credit Hours): Topics in this course include financing and appraisal contingencies and strategies for working with cash offers, inspection contingencies and reports. You will also cover notices and amendments, disbursement of earnest money, and requirements of the WB-45 Cancellation Agreement and Mutual Release. This course includes the following mandatory topics: Financing Commitment and Appraisal Contingencies in the Wisconsin Offers to Purchase (1 Credit-Hour), The Inspection Contingency in the Wisconsin Offers to Purchase (1 Credit-Hour), and Default, Earnest Money, and WB-45 Cancellation Agreement and Mutual Release (1 Credit-Hour).
- Course 4: Wisconsin Disclosures, Advertising, and Fair Housing Online Video Course (3-Credit Hours): This course covers Wisconsin legislation related to advertising and marketing. Learn the legal and ethical requirements for advertising (e.g., inclusion of the firm’s name), disclosure, and contracts. Topics also include fair housing laws and practices, protected classes, and implicit bias as well as disclosure requirements and compliance. - Course 6: Wisconsin Contracts and Approved Forms Online Video Course (3-Credit Hours): Explore topics such as counteroffers, multiple counterproposals, and agency agreements. Discuss the closing of a buyer’s property, bump clauses, and secondary offers. Learn how to craft legal and effective contingencies and contracts that comply with Wisconsin real estate laws. The Wisconsin Department of Safety and Professional Services requires that in addition to Courses 1, 2, 3, and 4, Wisconsin real estate licensees must complete two half-day elective courses by the end of the current biennium from 12/15 of every even year to 12/14 of every even year.
