Tennessee Affiliate Broker Licensing Requirements

  • Be 18 years or older
  • Be a resident of Tennessee for at least 45 days
  • Submit fingerprints for a background check
  • Provide proof of a high school diploma or equivalent certification
  • Provide proof of completion of 60 credit hours of education in principles/fundamentals before sitting for the PSI Exam.
  • Affiliate brokers licensed after 12/31/04 must have completed the 30-hour "Course for New Affiliates" prior to their license being issued and a letter or certificate of completion of the "Course for New Affiliates" must also be submitted with the license application
  • Successfully pass the state and national portions of the exam
  • Once you have completed the pre-licensing coursework and requirements you can apply for a license online at our core website here: CORE

Tennessee Broker Licensing Requirements

  • Be 18 years or older
  • Provide proof of a high school diploma or equivalent certification
  • All Broker candidates must have held an active real estate license for at least 3 years.
  • Complete the TENNESSEE BROKER EXAMINATION APPLICATION
  • Have successfully completed 120 hours of real estate education, 30 of which must be the required Office Broker Management course.
  • Submit the completed Broker Examination application before making examination appointment
  • Successfully passed the State and National portions of the Brokers exam. 

Post-Licensing Education Requirements

  • Brokers must complete 120 additional hours of post-licensing education before the third anniversary of their broker license. 
  • Brokers licensed after Jan 1, 2005, must complete continuing education requirements after completing 120 hours of post-license requirements

Affiliate Broker Continuing Education Requirements

  • Per renewal period, 16 hours of education are required. Must be 10 hours of electives and the 6 hour TREC Mandatory CORE course.
  • Licenses renew every 2 years from the date of issuance of license

Broker Continuing Education Requirements

  • Per renewal period of every two years, 16 hours of education are required. Must be 10 hours of electives and the 6 hour TREC Mandatory CORE course.
  • Licenses renew every 2 years from the date of the issuance of license
