Real Estate Salesperson Prelicensing Requirements

  • Be at least 18 years of age
  • Submit Social Security Number to the Commission.
  • Provide proof of a high school diploma or equivalent certification
  • Complete 75 hours of education at a licensed school by the New Jersey Real Estate Commission
  • Pass the State and National Exam and apply for a license through a sponsoring real estate broker no later than one year after completion of prelicense education course 
  • Submit proof of fingerprinting with license application.

Real Estate Broker Prelicensing Requirements

  • Provide proof of high school diploma or equivalent certification
  • Complete 150 hours of prelicensure education
    • Applicants must complete a 90-hour general real estate course
    • Applicants must then complete two 30-hour courses on Agency/Ethics, Office Management, and related topics
  • Applicants must be continually licensed as a real estate salesperson for the three years preceding the application
  • After submitting education certificates and a completed experience report for a broker application form, the state will review. Once approved, the applicant will be mailed a Certificate of Examination Eligibility, which may be used to take the broker examination
  • Pass the Broker exam and apply for the license no later than one year after completion of prelicense education course.

Salesperson and Broker Continuing Education Requirements

  • Licensees must take 12 hours of education during the 2 year renewal period. Six of the 12 CE credits must be in one or more of the following CORE Topic areas:
    • Core Topics:
      • Agency (1 Hour of Agency mandatory)
      • Disclosure
      • Legal Issues (i.e. listing agreements, contracts, leases, and attorney review)
      • Ethics (2 Ethics credits mandatory)
      • Fair Housing and New Jersey Law Against Discrimination (1 Hour Fair Housing mandatory)
      • New Jersey Real Estate Broker and Salesperson Statutes and Regulations
      • State and Federal Environmental Laws/Regulations Pertaining to Real Estate
      • Legal Requirements regarding Escrow Monies and Financial Recordkeeping
  • The remaining credits can be acquired through Elective Topic areas:
    • Elective Topics:
      • Commercial Real Estate
      • Property Management
      • Seasonal Rentals
      • Real Estate Sales Full Disclosure Act and Real Estate Timeshare Act
      • Financing
      • Land Use
      • Real Estate Valuation
      • Foreclosure and Short-Sale Transactions
      • Specific Aspects of Residential Real Estate Transactions
  • All 12 credit hours for the current 2 year renewal period must be completed by April 30. Any late submissions for CE will result in a $200 late CE fee
